~Location~

Located in a quiet neighborhood just 15mins from downtown Austin, giving you quick access to restaurants, nightlife, UT, and top attractions while still enjoying privacy and space. You can easily walk (one block) to the gas station/convenience store that has a bakery + tacos, multiple food trucks and Ani's Day n Nite (bar w/ multiple food trucks). As the home is in the metro/DT area of Austin you will definitely see homeless in the area, as with most parts of the city. We have never had any safety issues and have lived in the neighborhood for over 5 years with young children.

RULES:
For cancellations, please note that we do charge a payment processing fee on top of our cancellation policy.

We also charge a minimum of $150 for an unapproved late checkout.

Smoking is strictly prohibited inside our property. You can smoke outside the property, but we will just ask to make sure the smoke doesn't go inside and dispose of cigarette butts properly. Violation of our non-smoking policy will result in a minimum fee of $500.

Pet Fee is $175 (max 2). This is a one-time, non-refundable fee after each pet stay. No pets on furniture, please! Also, please clean up your pet's feces or we will charge an additional $40 fee if uncleaned feces are found.

Quiet hours are from 10 PM to 7 AM to help keep the neighborhood peaceful. You’re welcome to enjoy the outdoor areas during this time - we just ask that conversations stay at a lower volume so everyone can relax and enjoy their evening.

Note: There is a $500 fine for any noise violations / unapproved events.

Our pool can be heated with fee.
Please note:
1. Pool temperatures will vary slightly based on weather conditions.
2. Heating is available upon request. Please notify us at least 24 hours in advance.

Rates & Availability

Cancellation Policy: One hundred percent (100.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Fifty percent (50.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.
