The living room has a 45" TV and a fireplace — decorative only, not for guest use, but it adds some character to the space. For movie night, head to the dedicated theater room, wired with surround sound and a simple remote setup.

Rainy day or just want to blow off some steam? The game room's got a air hockey, and there's a dry sauna and a professional massage chair on hand too.

~ Cancellations: The 3.5% credit card processing fee on any amount paid is non-refundable.
~ Late checkout: We also charge a minimum of $150 for unapproved late checkouts..
~ Smoking: Smoking is strictly prohibited inside the property. Smoking is permitted outside, provided smoke does not enter the home and cigarette butts are properly disposed of. Violation of the non-smoking policy will result in a fee.
~ Pets: Allowed, max 2 pets, $200 pet fee.
~ Quiet hours in Austin start at 10 PM, which means no guests are allowed outside or in the backyard after 10 PM. Outdoor music and amplified speakers must remain at a respectful neighborhood volume at all times. We know it's gorgeous out there, but our #1 priority is keeping the neighbors happy and this being a successful vacation rental for the long-term—and the only way that works is if this rule is followed.

Note: There is a $500 fine for any noise violations.
